Investment Criteria

Currently Targeted Investments:

In addition to its traditional focus on existing and to-be-built office properties, Brookdale is also currently seeking to make investments in well-located commercial and non-commercial land tracts (or debt instruments secured by such land) in the high-growth submarkets of the Mid-Atlantic, Southeast and Southwest regions of the U.S. In particular, Brookdale is targeting larger land transactions (> $20 million) and is desirous of forming joint ventures with qualified entities having proven market/submarket familiarity and land investment/development experience.

Specific Land Investment Criteria:

  • Undeveloped (or partially developed) and unentitled (or partially entitled) commercial land parcels in vibrant urban or suburban submarkets
  • Undeveloped (or partially developed) and unentitled (or partially entitled) non-commercial (i.e., residential) tracts in "path-of-growth" exurban locations
  • Large timber or recreational tracts

Investment Capital:

Brookdale has approximately $300 million of remaining equity capital available for immediate investment from the firm's currently active fund, Brookdale Investors Five, L.P. Investments in land are typically made on an unleveraged basis, and full investment discretion is afforded Brookdale in the making of all investments. If debt is to be utilized in connection with an investment, Brookdale will provide or arrange such debt at levels typically ranging from 25-65% of total investment cost.
