Investment Criteria

Currently Targeted Investments:

Brookdale is currently focused primarily on making investments in high-quality office buildings in targeted submarkets of the Mid-Atlantic, Southeast and Southwest regions of the U.S. Brookdale seeks to make these office investments utilizing the following approaches:

  • Outright acquisition of existing individual office properties or office portfolios
  • Joint ventures or similar strategic relationships with proven local office developers/operators for the purpose of recapitalizing desirable office properties and/or portfolios
  • Purchase or origination of secured debt where the underlying collateral is desirable Sunbelt office properties

Investment Capital:

Although the fund has two additional scheduled closings at which new partners are expected to be admitted, Brookdale currently has approximately $410 million of in-place equity capital available for immediate investment from the firm's currently active fund, Brookdale Investors Six, L.P. Full investment discretion is afforded Brookdale in the making of all investments. If debt is to be utilized in connection with an investment, Brookdale will provide or arrange such debt at levels typically ranging from 50-60% of total investment cost.
